    Account Type Code 17: Manufactured-Housing Loan

    Account Type Code 17 means "Manufactured-Housing Loan". A loan financing a manufactured or mobile home. The Appendix A source lists this code with two permitted Portfolio Types, I and M, because the same collateral can be financed as personal property or as real property. It is reported in Account Type (Field 15) of the Base Segment, 2 characters at position 84.

    What Account Type Code 17 means

    • The financing structure, not the building, determines how it is reported. A manufactured home can be titled personal property or affixed real property.
    • A chattel loan on a home in a leased-land community is personal-property lending with an installment shape.
    • A manufactured home permanently affixed to land the borrower owns, with the title retired into the real property, is financed as a mortgage.
    • Does NOT cover a recreational vehicle used seasonally. That is recreational merchandise under 11.
    • Does NOT cover a home-improvement loan on a manufactured home already financed elsewhere. That is 04, or 05 when FHA insured.

    When to report 17

    • 1A specialty lender reports a 20-year chattel loan on a manufactured home sited in a leased-land community.
    • 2A bank reports a 30-year mortgage on a manufactured home permanently affixed to land the borrower owns, with the title retired.
    • 3A credit union reports a chattel loan on a single-wide unit where the borrower rents the pad.
    • 4A lender reports an FHA-insured manufactured-home mortgage where the unit and land are financed together.
    • 5A servicer boards a manufactured-housing portfolio containing both chattel and real-property loans and classifies each by its actual structure.

    Reporting rules

    • Classify by financing structure, not by the type of dwelling. Two loans on identical homes can legitimately carry different Portfolio Types.
    • Apply one rule consistently across your portfolio and document it, because a mixed convention is indistinguishable from a data error.
    • Do not report the K3 segment on a chattel loan reported as Portfolio Type I. K3 pairs with Portfolio Type M.
    • Do report the K3 segment when the loan is a genuine real-property mortgage, so the lien position and property indicator are visible.
    • Do not use 11 for a manufactured home occupied as a residence. Recreational merchandise is a different collateral class.

    Codes and fields that must agree

    A file can be structurally valid and still be wrong. These are the cross-field conditions Account Type Code 17 has to satisfy.

    • The Appendix A source permits Portfolio Type I (Installment) OR M (Mortgage). Choose I for a chattel loan on a home titled as personal property, and M when the home is affixed and financed as real property.
    • Under Portfolio Type M the K3 segment becomes relevant, carrying mortgage identification number, mortgage type, and property indicator. Under Portfolio Type I the K3 segment must be absent.
    • Both Portfolio Types require a Scheduled Monthly Payment Amount and a numeric Terms Duration in months, so that pair is required either way.
    • Credit Limit must be zero-filled under either Portfolio Type. Neither chattel nor mortgage financing carries a line.
    • Highest Credit / Original Loan Amount holds the original principal and does not move as the balance amortizes.
    • Terms Frequency is normally M, and terms of 240 to 360 months are common on both structures.
    • Do not flip a single loan between I and M across cycles. If the title is retired mid-life, treat the classification change as a documented one-time event, not a monthly toggle.
