Account Type Code 19: FHA Real-Estate Mortgage
Account Type Code 19 means "FHA Real-Estate Mortgage". A residential mortgage insured by the Federal Housing Administration, originated by an FHA-approved lender and reported as a mortgage obligation. It is reported in Account Type (Field 15) of the Base Segment, 2 characters at position 84.

What Account Type Code 19 means
- The federal insurance is the distinguishing fact. The loan is privately originated and held; the FHA insures the lender against loss.
- A mortgage account type, so the tradeline sits in the mortgage view of the consumer file and carries the K3 segment.
- Does NOT cover an FHA Title I home-improvement loan, which is 05 and reported as Portfolio Type I with no K3 segment.
- Does NOT cover a VA-guaranteed or USDA-guaranteed mortgage. Those are 25 and 2C respectively, and the distinction matters to anyone underwriting a refinance.
- Streamline refinances are new loans. The refinancing lender opens a new tradeline; the paid loan closes with a zero balance.
When to report 19
- 1A mortgage servicer reports a 30-year FHA-insured purchase loan on an owner-occupied single-family home.
- 2A lender reports an FHA streamline refinance as a new tradeline while the prior loan is reported paid.
- 3A servicer reports an FHA loan in a loss-mitigation forbearance, carried through Account Status and Special Comment.
- 4A servicer reports an FHA loan modified under a partial-claim arrangement, keeping the account type unchanged.
- 5A servicer that acquired FHA servicing rights reports the boarded loans under their correct programme code rather than under 08.
Reporting rules
- Populate the K3 segment. Mortgage type and property indicator are the fields that make a mortgage tradeline useful downstream.
- Do not classify an FHA loan as 26 (conventional). The programme is a material fact for refinance and assumption decisions.
- Report a modification through Account Status, Special Comment, and updated terms rather than by changing the account type.
- On a foreclosure, keep Account Type 19 and carry the outcome in Account Status while the Date of First Delinquency stays anchored to the original delinquency.
- When servicing transfers, the new servicer reports the same account type and the transferring servicer closes with a zero balance.
Codes and fields that must agree
A file can be structurally valid and still be wrong. These are the cross-field conditions Account Type Code 19 has to satisfy.
- Portfolio Type must be M (Mortgage). Portfolio Type M is where the K3 segment becomes relevant, carrying mortgage identification number, mortgage type, and property indicator.
- Portfolio Type M requires a Scheduled Monthly Payment Amount and a numeric Terms Duration in months, typically 180, 240, or 360.
- Credit Limit must be zero-filled. A mortgage is not a line of credit; an equity line belongs under a different code.
- Highest Credit / Original Loan Amount carries the original principal and stays fixed even when the balance is later modified.
- Terms Frequency is normally M, with B legitimate on biweekly payment programmes.
- On a foreclosure, Date of First Delinquency must be present and must not be reset by a modification or a forbearance.
- A non-borrowing spouse or co-borrower is carried in ECOA plus a J1 or J2 segment, not by changing Account Type.
