    Account Type Code 9A means "Secured Home-Improvement Loan". A fixed-term loan for improvements to the consumer's home, secured by a lien on the property or on the improvements themselves. It is reported in Account Type (Field 15) of the Base Segment, 2 characters at position 84.

    What Account Type Code 9A means

    • Purpose plus collateral. The proceeds fund improvements, and the lender holds security.
    • Distinct from Account Type 04, the general home-improvement loan, precisely by the presence of collateral.
    • Distinct from Account Type 89 by structure: 9A is a closed-end loan with a fixed schedule, while a HELOC is a revolving line.
    • Does NOT mean a purchase-money mortgage. The loan funds improvements to a home the consumer already owns.
    • Reported as Portfolio Type I, not M, even though a lien on real property may be involved. The installment structure is what governs.

    When to report 9A

    • 1A bank reports a ten-year fixed-rate loan for a roof replacement, secured by a lien on the home.
    • 2A credit union reports a secured home-improvement loan for a kitchen renovation, repaid monthly.
    • 3A contractor-affiliated lender reports a secured improvement loan being repaid on a fixed schedule.
    • 4A lender reports a secured home-improvement loan paid in full and closed with the lien released.
    • 5A lender reports a secured home-improvement loan that went delinquent and was charged off after the first-lien holder foreclosed.

    Reporting rules

    • Report the funded amount as the Original Loan Amount and the remaining principal as the Current Balance.
    • Do not report the property value or the improvement's cost beyond the amount actually financed.
    • Do not report as 9A a loan with no security interest; that is Account Type 04.
    • Do not report as 9A a revolving line secured by the home; that is Account Type 89.
    • Report the loan every cycle through completion, including any period during which draws are still being made against a fixed contract amount.

    Codes and fields that must agree

    A file can be structurally valid and still be wrong. These are the cross-field conditions Account Type Code 9A has to satisfy.

    • Portfolio Type must be I (Installment), not M (Mortgage), even where the security is a lien on real property.
    • Because Portfolio Type is I rather than M, the K3 Mortgage Information segment does not apply. Attaching a K3 segment to this Account Type is a segment-versus-portfolio contradiction.
    • Portfolio Type I requires Terms Duration in months and a populated Scheduled Monthly Payment, and does not use Credit Limit.
    • Original Loan Amount must be greater than zero and must remain stable for the life of the loan.
    • Terms Frequency is normally M (Monthly) and must agree with the Scheduled Monthly Payment.
    • A second borrower on the note ships in a J1 segment when the address matches, or a J2 segment when it does not, with a joint or co-maker ECOA code.
    • Date of First Delinquency, once set by an uncured missed payment, does not reset if the collateral is later foreclosed by a senior lienholder.
    • Where a senior lien forecloses and wipes out your security, the resulting deficiency stays on this tradeline with an adjusted balance; opening a new unsecured tradeline for the deficiency double-reports the debt.
    • Original Charge-Off Amount, if the loan charges off, must be the amount charged off and must not grow with subsequent interest or fees.
    • Date Closed is populated when the loan is satisfied and the lien released, and must not be earlier than the Date Opened.
