Residence Code R: Rents Residence
Residence Code R means "Rents Residence". The consumer rents the residence at the address reported on this record. An optional demographic attribute describing the consumer, not the account. It is reported in Residence Code (Field 44) of the Base Segment, 1 character at position 385.

What Residence Code R means
- R asserts that the consumer is a tenant at the address reported in the same Base Segment record.
- It is the natural value for a residential rental furnisher, where the tenancy is the relationship being reported, and it is verified by definition in that case.
- R does NOT mean the consumer has a rental tradeline on file. A rental obligation, where furnished, is its own tradeline under Portfolio Type O with a rental Account Type. The residence code is a separate, optional attribute.
- R does NOT mean the consumer has no property. Someone may own an investment property and rent where they live, and the field describes where they live.
- R does NOT mean the consumer is a credit risk, and nothing in the format treats it that way. It is descriptive context, and it feeds no calculation in Metro 2.
- Blank is better than R when you are inferring rather than verifying. An unverified tenure claim is worse than no claim, and no edit will catch it.
When to report R
- 1A property manager furnishing residential rental payment data reports the tenant's leased address with R, since the tenancy is the relationship itself.
- 2A rent-reporting service furnishes on a tenant's behalf and populates R for the leased unit named in the lease.
- 3A consumer lender verified rental status through underwriting documentation and carries it onto the record.
- 4A utility furnisher reports a service address it knows to be a leased unit and populates R accordingly.
- 5A tenant buys a home, the furnisher updates the address block, and the residence code moves from R to O in the same cycle.
Reporting rules
- Populate R where the tenancy is documented, most obviously where you are the landlord, the property manager, or the rent-reporting furnisher.
- Leave the field blank when you do not know. Guessing at tenure adds noise to the consumer's file with no offsetting benefit.
- Update the residence code whenever the address changes, since tenure is a property of the address and not of the consumer in the abstract.
- Do not treat R as a substitute for furnishing the rental obligation itself. If you intend to report rent payments, that is a tradeline with its own portfolio type, account type, and status, and it follows the residential-rental industry guidance.
- Do not carry a residence status forward indefinitely from an application taken years ago. Refresh it or blank it.
Codes and fields that must agree
A file can be structurally valid and still be wrong. These are the cross-field conditions Residence Code R has to satisfy.
- Describes the consumer at the address reported in the same record, so it is only as current as First Line of Address, City, State Code, and ZIP. A tenant who moves needs both the address block and the residence code refreshed together.
- Read alongside the Address Indicator. A rental status attached to an address flagged as unconfirmed or known to be bad is a claim about a location you already doubt.
- Reporting R next to an address that trips invalid-address, invalid-state-code, or invalid-zip-code puts a tenure claim on an unresolvable location. Correct the address block first.
- This is consumer-level demographic context, not account terms. It drives no validation of balances, limits, status, or payment behaviour, and no edit reconciles it against them.
- Independent of Portfolio Type. A rental obligation furnished as a tradeline is Portfolio Type O with a rental Account Type, and that tradeline exists whether or not the residence code is populated.
- For a two-consumer account, the residence code sits on the Base Segment for the primary consumer. A co-tenant or associated consumer living elsewhere is carried in a J2 segment with a separate address block.
