Metro 2 Residence Codes (Field 44)

Residence Code is an optional demographic field that says whether the consumer owns or rents the address reported alongside it. It is one character, it takes two values in the in-repo source of record (O for owns, R for rents), and it may be left blank. Unlike almost every other field in the Base Segment, leaving it blank is a perfectly good answer, and it is the right answer whenever you do not actually know.

The important thing to understand about this field is what it is not. Residence Code is consumer-level context, not account terms. It does not describe the account, it does not participate in any balance or status calculation, and no validation edit in the format compares it to Current Balance, Credit Limit, Account Status, or Payment Rating. A wrong Residence Code will not make a tradeline fail structural validation. It will simply be wrong, quietly, for as long as it is reported.

What it does relate to is the address block: First Line of Address, City, State Code, ZIP, and the Address Indicator. Residence Code describes the consumer's tenure at the address you reported on the same record, so the two travel together. Reporting O while carrying a stale address means you are asserting the consumer owns a home they moved out of two years ago, and reporting a residence status alongside an address that fails the invalid-address, invalid-state-code, or invalid-zip-code edits attaches a tenure claim to a location that does not resolve.

Because the field is optional and unvalidated, the only real discipline available is source discipline: populate it from something you verified, refresh it when the address refreshes, and blank it when you no longer have a basis for it. A furnisher who copies a residence status from a loan application filled out at origination and then reports it unchanged for eight years is furnishing a claim about the present built on evidence about the past. This field rewards restraint more than coverage.
