    Creditor Classification 09 means "Rental/Leasing". The original creditor was a lessor: a residential landlord or property manager, or an equipment, vehicle, or goods leasing company. It is reported in K1 Creditor Classification (Field K1-4) of the K1 Segment (Original Creditor Name), 2 characters at position 33.

    What Creditor Classification 09 means

    • Covers unpaid rent and lease-termination balances from residential tenancies, plus equipment, furniture, appliance, and vehicle lease obligations.
    • Rental balances placed for collection are the most common shape. The original creditor is the landlord or management company that held the lease, not the collection agency that now pursues it.
    • Distinguish from 14 (Automotive) with care: a vehicle LEASE originated by a leasing company sits naturally in 09, while a vehicle purchase financed by a dealer or captive lender is 14. Where the two overlap, classify by what the original creditor's business actually was.
    • Does NOT mean rent-reporting. Positive rent payment history furnished by a landlord or a rent-reporting service is the landlord furnishing its own account, which does not need a K1 at all.
    • Does not describe the reason the tenancy ended. Eviction, abandonment, and ordinary lease expiry all classify the same way.

    When to report 09

    • 1A collection agency reports an unpaid final-account balance placed by a residential property manager after a tenant moved out.
    • 2A debt buyer purchases a portfolio of lease-termination balances from a furniture leasing company.
    • 3A recovery vendor furnishes an unpaid equipment-lease balance owed by a consumer guarantor.
    • 4A collection attorney reports a judgment-stage balance originating from a residential lease.

    Reporting rules

    • Name the landlord, property manager, or leasing company on the K1, using the trading name the consumer would recognise from their lease.
    • Do not append a K1 when the landlord is furnishing its own tenancy history. K1 exists to name a creditor other than the furnisher.
    • Separate genuine unpaid rent from damage or fee assessments only if your bureau contact requires it. Whichever convention you adopt, apply it consistently across the portfolio.
    • Confirm the balance is a consumer obligation under the lease and not a disputed damage claim still being negotiated.

    Codes and fields that must agree

    A file can be structurally valid and still be wrong. These are the cross-field conditions Creditor Classification 09 has to satisfy.

    • Report only on a record carrying a K1 segment, meaning a collection agency, debt buyer, or attorney is furnishing a lessor's receivable.
    • Pairs with Base Segment Account Type 48 (Collection Agency/Attorney Account) for placed balances and 0C (Debt Buyer Account) for purchased ones.
    • Portfolio Type O (Open) suits a final unpaid rent balance; a true fixed-term lease obligation may be I (Instalment) with Terms Duration and Terms Frequency populated.
    • Date of First Delinquency runs from the tenancy or lease going unpaid, not from move-out and not from placement.
    • If the receivable was purchased, add the K2 (Purchased From / Sold To) segment for the seller and leave the K1 pointed at the lessor.
