Payment History Profile Code H: Foreclosure Completed
Payment History Profile Code H means "Foreclosure Completed". The foreclosure process on the secured property completed in that month. H records a finished foreclosure, not a foreclosure that is under way. It is reported in Payment History Profile (Field 18) of the Base Segment, 24 characters at position 112.

What Payment History Profile Code H means
- The word that matters is completed. A loan in the foreclosure pipeline is still reported through the delinquency ladder until the foreclosure actually finishes.
- H is a mortgage-portfolio character in practice, because foreclosure is a remedy against real property.
- It describes the disposition of the collateral. Any remaining deficiency balance continues to be reported through the balance fields and, if it is pursued, through the appropriate status.
- Does NOT mean voluntary. A borrower who hands back the property before completion of foreclosure is a voluntary surrender, which is J.
- Does NOT mean the account was charged off. If you also charged the balance off, that is a separate event with its own character and status.
When to report H
- 1A mortgage servicer reports the month a foreclosure sale completed on a first-lien residential loan.
- 2A credit union reports the completion of foreclosure on a home-equity line after the senior lienholder's sale.
- 3A servicer reports the month title transferred following a completed foreclosure action on an investment property.
- 4A portfolio holder reports a completed foreclosure where a deficiency balance remains outstanding afterward.
Reporting rules
- Report H in the month the foreclosure actually completed. Months during the process carry the delinquency characters that were true at the time.
- Do not use H for a deed in lieu or a short sale. Those are different dispositions with their own reporting.
- Keep the Date of First Delinquency anchored to the original missed payment that led to the foreclosure.
- Report the K3 mortgage information segment where the portfolio requires it, so the property and mortgage type stay consistent with a foreclosure outcome.
Codes and fields that must agree
A file can be structurally valid and still be wrong. These are the cross-field conditions Payment History Profile Code H has to satisfy.
- Payment Rating does not publish an H value, so an H in position 1 has to be reconciled against Account Status rather than mechanically against Payment Rating.
- H in position 1 corresponds to Account Status 94 (foreclosure completed).
- Normally a Portfolio Type M (Mortgage) account, and the K3 segment carrying mortgage information should be present where the portfolio uses it.
- A Date of First Delinquency is required. A completed foreclosure with no reported first delinquency is an incomplete record.
- Once H appears, the string cannot improve behind it in the same way it cannot improve behind an L: a healthier character in a more recent position contradicts the completed disposition.
