Account Type Code 13: Lease
Account Type Code 13 means "Lease". A lease obligation other than a vehicle lease. The consumer pays for the use of property over a term without acquiring ownership through the payments. It is reported in Account Type (Field 15) of the Base Segment, 2 characters at position 84.

What Account Type Code 13 means
- Covers non-auto leases. The Appendix A source is explicit that an auto lease belongs under 3A, and 13 is everything else.
- A lease is not a loan. The consumer is paying for use, and the lessor retains ownership, which changes what Current Balance means: it is the remaining contractual lease obligation, not an outstanding principal the consumer could pay off to own the item.
- Does NOT cover a rental agreement for a dwelling. Residential rent is code 29 and Portfolio Type O.
- Does NOT cover a rent-to-own contract that transfers ownership through the payment stream, which is closer to an installment sales contract under 06.
- Early termination charges, excess-wear billings, and other end-of-term obligations are reported on the same tradeline rather than as a new account, which is why a lease tradeline can carry a balance after the term has ended.
When to report 13
- 1An equipment lessor reports a 36-month lease on business equipment carried in the consumer's name.
- 2A technology lessor reports a fixed-term device lease with monthly payments.
- 3A furniture lessor reports a lease that does not transfer ownership at the end of the term.
- 4A lessor reports a lease that ended early with a termination balance still owed by the lessee.
- 5A medical-equipment lessor reports a fixed-term consumer lease with a residual buyout option the lessee did not exercise.
Reporting rules
- Use 3A for a vehicle lease. Routing auto leases into 13 hides a large and distinctive product class from lenders reading the file.
- Report the total of scheduled lease payments consistently with your programme's convention in Highest Credit, and apply the same convention across the whole portfolio. A mixed convention within one furnisher is indistinguishable from a data error.
- Report the contractual monthly lease payment in Scheduled Monthly Payment Amount, and the amount actually received in Actual Payment Amount.
- Do not report a residual buyout as a separate tradeline unless a genuinely new financing contract was written.
- Close the tradeline with a zero balance at normal lease end rather than letting it linger with a residual figure.
Codes and fields that must agree
A file can be structurally valid and still be wrong. These are the cross-field conditions Account Type Code 13 has to satisfy.
- Portfolio Type must be I (Installment). That means Scheduled Monthly Payment Amount and a numeric Terms Duration in months are both required, and the Terms Duration should equal the lease term.
- Credit Limit must be zero-filled. A lease is not a line of credit.
- Current Balance represents the remaining lease obligation, which steps down with each scheduled payment, consistent with Portfolio Type I behaviour.
- Terms Frequency is normally M and should match the lease billing cycle.
- The K3 segment is absent. Leases are not real-estate obligations.
- A co-lessee is carried in ECOA with a J1 or J2 segment, not by changing the account type.
