Account Type Code 29: Rental Agreement
Account Type Code 29 means "Rental Agreement". A consumer or residential rental agreement furnished as a credit obligation, most often monthly residential rent reported by a landlord, property manager, or rent-reporting service. It is reported in Account Type (Field 15) of the Base Segment, 2 characters at position 84.

What Account Type Code 29 means
- Rent is an open obligation: the full amount is due each period and there is no amortizing principal, which is why the source assigns Portfolio Type O.
- The tenant is not borrowing. There is no advance of credit, so concepts like original loan amount and credit limit do not apply.
- Does NOT cover a rent-to-own agreement that transfers ownership through the payments, which is closer to an installment sales contract under 06.
- Does NOT cover an equipment or vehicle lease. Non-auto leases are 13 and auto leases are 3A.
- Reporting rent is voluntary, and a furnisher that starts must meet the same accuracy and dispute-investigation obligations as any other furnisher.
When to report 29
- 1A property-management company reports monthly rent payment history for tenants across its portfolio.
- 2A rent-reporting service furnishes verified rent payments on behalf of participating landlords.
- 3A large multifamily operator reports a lease that ended with an unpaid final month and damages billed to the tenant.
- 4A single-family rental operator reports a tenant's twelve-month on-time payment history so the tenant builds a credit record.
- 5A landlord reports a tenant who moved out mid-lease, closing the tradeline with the balance actually owed under the lease.
Reporting rules
- Report the monthly rent as the scheduled obligation and the amount actually received separately.
- Do not report a security deposit as a balance owed. It is the tenant's money held by the landlord.
- Anchor the Date of First Delinquency to the first month of rent that went unpaid and never move it.
- Close the tradeline when the tenancy ends rather than leaving it reporting indefinitely.
- If you begin reporting rent, report it for all tenants in the programme, not selectively for the ones who fall behind.
Codes and fields that must agree
A file can be structurally valid and still be wrong. These are the cross-field conditions Account Type Code 29 has to satisfy.
- Portfolio Type must be O (Open). Open accounts reset each cycle: the amount due is the period's rent, not a declining principal balance, so Current Balance should reflect what is actually owed at the reporting date rather than a cumulative total of the lease.
- Because the account is Open, Terms Duration is reported as a single period rather than the number of months in the lease, and Terms Frequency is M for monthly rent.
- Credit Limit must be zero-filled. There is no line of credit behind a lease.
- Highest Credit is not an origination amount here. Follow your programme's convention consistently rather than inventing a lease-total figure.
- Date of First Delinquency is mandatory once rent goes unpaid, and it drives when the delinquency ages off the file.
- Co-tenants who are jointly liable are carried in ECOA with a J1 or J2 segment, not as separate tradelines.
- When the tenancy ends, populate Date Closed alongside the closing Account Status.
